After the conceptual design is approved in Phase 1, the project moves into Phase 2, where ideas evolve into precise and buildable documents. This phase focuses on technical accuracy, compliance, and coordination among various disciplines involved in construction.

 

What is the Purpose of Phase 2?

 

The goal of this phase is to produce a comprehensive set of technical drawings, specifications, and documentation that can be used to obtain building permits, prepare tenders, and guide the construction process.

1. Detailed Architectural Drawings

  • Floor plans, elevations, and sections with accurate dimensions

  • Room layouts, door and window schedules, material selections

  • Final decisions on finishes, façade treatments, and interior elements

 

2. Structural Design

  • Load analysis and selection of appropriate structural systems

  • Design of foundations, columns, beams, slabs, and structural joints

  • Coordination with architectural layout and spatial requirements

 

3. MEP (Mechanical, Electrical, Plumbing) Design

  • HVAC systems (heating, ventilation, air conditioning)

  • Water supply, drainage, fire safety, and waste management

  • Electrical layout: lighting, power outlets, control panels, fire alarms

 

4. Technical Documentation

  • Specification sheets for materials, products, and systems

  • Compliance with local codes and standards

5. Permit Preparation
