project now moves into its most critical stage: the execution phase. During this phase, designs on paper are turned into reality. Success in Phase Three depends on careful supervision, continuous coordination with contractors, and ensuring that the execution fully complies with the defined maps and standards.
What is the goal of Phase Three?
The goal is to accurately implement the approved plan while maintaining quality, safety, and meeting specific deadlines. It also aims to ensure that all design details are correctly executed on site without deviation.
Main components of Phase Three:
1. Preparation of final execution plans, including the highest level of detail, all specifications, instructions, materials, and connection details, ready for delivery to the contractor.
2. Delivery of documents to the contractor, including maps, technical specifications, and the project timeline, along with briefing sessions for the execution teams.
3. Supervision of project execution involves having a project supervisor to check the quality and accuracy of work, review construction phases, ensure adherence to maps, keep records, take photos, and resolve potential issues.
4. Coordination among teams to ensure effective communication between the architect, structural engineer, MEP engineer, contractor, and client, and to quickly address conflicts, discrepancies, and requests for changes.
5. Final project delivery includes a thorough review and confirmation that the execution fully aligns with the design, preparing delivery reports, resolving defects, and providing operation and maintenance training for the client if needed.
